Terms and Conditions of DubaiasHome

Preamble
Your reservation and the accommodation agreement made with DubaiasHome, involving the Property (whether made directly with DubaiasHome or via a third party such as a travel agent), will be subject to these Terms and Conditions and the House Rules as set out herein.
By making a reservation, whether online or by telephone, you are deemed to have read, understood, and accepted these Terms and Conditions and the House Rules.
If you make your reservation via a travel agent or other third party, you may have a separate legal relationship with that party, and DubaiasHome shall have no liability for any acts or omissions of such party, including their compliance or non-compliance with the Reservation Privacy Policy as set forth in Section 9 below.
By making your reservation, you are also deemed to have read, understood, and accepted the terms and conditions for using DubaiasHome's website (which means www.dubaiashome.com and the related web pages accessible from it), and any relevant terms and conditions shall be deemed incorporated into your reservation and the accommodation agreement with DubaiasHome.
1. Definitions
DubaiasHome: A Dubai-based company specializing in holiday home rentals, licensed under the Department of Economy and Tourism (DET).
Property or Premises: The licensed holiday home designated in your reservation.
Guest(s): Individual(s) or group(s) with a confirmed booking from DubaiasHome for temporary accommodation.
Visitors: Individuals visiting the property but not registered to stay overnight unless they have a separate confirmed booking.
DET: Department of Economy and Tourism of Dubai.
VAT: 5% Value Added Tax set by the government.
Security Deposit: A sum of money held in reserve by DubaiasHome or a third-party booking platform to cover potential damages, losses, or additional charges incurred during the guest’s stay.
Tourism Fee: Tourism Dirham Fee charged by DET.
2. Property Usage Rights
Guests agree to rent the Property as specified on the Reservation Form. Any extension or rate adjustment requires prior written approval from DubaiasHome.
Guests are granted limited permission to use the Property solely for temporary accommodation purposes. This agreement is not to be considered a residential tenancy under Dubai’s residential tenancy laws.
The Property may not be sublet, assigned, or used by anyone other than the Guests without prior written consent from DubaiasHome.
All Guests and Visitors under 19 must be accompanied by an adult during check-in and throughout their stay.
Valid identification, such as Emirates ID or Passport, is required at check-in. The same may be requested at any time for identity verification.
The credit/debit card used for booking must be presented at check-in for payment validation. Bookings made with an invalid card may be cancelled.
3. Reservation
- Reservations and services are deemed confirmed and guaranteed only upon:
- Reservations are confirmed upon full payment of all charges, including rent, security deposit, and applicable fees and taxes.
- A confirmation email will be sent by DubaiasHome with details, including the Booking/Reservation number.
4. Security Deposit, Damages, Charges
Guests are primarily responsible for any damages to the Property or its contents caused intentionally or negligently by them, their Visitors, or pets. A security deposit will be collected to cover potential damages, missing items, penalties, or services rendered during the stay. If no security deposit is held, guests agree to cover any additional costs incurred.
5. Cancellation Policy
Cancellation by the Guest:
Up to 14 days before arrival: full refund.
Less than 14 days: charge of 50% of the total amount.
Cancellation by DubaiasHome:
We reserve the right to cancel a reservation in case of force majeure or for reasons beyond our control. In such cases, a full refund or an alternative solution will be offered.
6. House Rules
Guests must adhere to all house rules provided at the time of booking or upon arrival.
It is strictly prohibited to:
- Smoke inside the property.
- Organize events or parties without prior authorization.
- Exceed the maximum number of allowed guests.
7. Guest Responsibility
Guests are responsible for any damages caused to the property during their stay.
Lost or left-behind items will be kept for a maximum of 30 days and can be returned upon request, with any shipping costs borne by the guest.
8. Limitation of Liability
DubaiasHome is not responsible for:
- Unexpected interruptions such as power outages, appliance malfunctions, or weather-related issues.
- Personal items lost or stolen during the stay.
- Damages resulting from improper use of the property by the guest.
9. Privacy
Your privacy is important to us. All personal information provided during the booking process will be handled in accordance with our Privacy Policy (link to the page).
10. Changes to Terms
DubaiasHome reserves the right to modify these Terms and Conditions at any time. Changes will be effective from the date of publication on the website.
11. Governing Law
These Terms and Conditions are governed by the laws of the United Arab Emirates. Any disputes will be subject to the exclusive jurisdiction of the courts of Dubai.
